When Is the Best Time to Pressure Wash Your House in Michigan?

The best time to wash your house in Michigan is late spring, from May into early June. By then winter grime and road salt are gone, the worst of the pollen has dropped, and it is warm enough for cleaners to work and surfaces to dry. Early fall is a good second window. Our damp Mecosta County lake air feeds mold and algae all season, so timing the wash right keeps your home looking clean longer. Here is how to plan it, and how often your home needs it around Chippewa Lake.

The best time of year

Late spring, May into early June, is the sweet spot. A few reasons:

  • Winter is over. Salt, road spray, and months of grime have built up on your siding and concrete. A spring wash clears all of it before the outdoor season.
  • The pollen is winding down. Trees dump pollen through April and into May. Waiting until late May means you clean after the worst of it, so the house stays clean longer.
  • The weather cooperates. It is warm enough for the cleaners to do their job and for surfaces to dry, and you are past the freeze risk.
  • You get to enjoy it. Clean in May and your home, deck, and patio look sharp for the whole summer.

Early fall, around September, is a strong second window. You clear off the summer mildew, pollen residue, and bug debris before winter. A clean surface going into winter also means less grime to fight next spring.

When to skip it

  • Winter, November through March. Water freezes. Washing in below-freezing weather can ice over your walkways and siding, which is unsafe and can damage surfaces. Even a warm January day leaves the ground and walls too cold for good results.
  • Peak pollen, April. Clean in mid-April and the trees will coat everything in fresh yellow dust within a week. Wait for the pollen to finish.
  • Right before a storm. If heavy rain is coming, rain carries dirt down from the roof and trees onto your fresh-clean surfaces. Aim for a few dry days after the wash.

How often, surface by surface

Most homes around here do well with a full outside cleaning once a year. Homes shaded by trees or close to the water grow mildew and algae faster and are worth cleaning every year without fail. Homes in open, sunny spots can sometimes stretch to every other year.

  • Siding. Once a year, or every other year. Vinyl, wood, and painted siding all collect dirt and mildew. Soft washing is the safe method, and it is our default for house washing.
  • Driveway and walkways. Once a year for most homes. Concrete picks up oil, tire marks, and ground-in dirt, and strong pressure brings it back bright. That is our driveway and concrete cleaning.
  • Deck and dock. Once a year is ideal, especially for the wood decks and docks so common on our lakes. Cleaning clears the gray weathering and green algae, and it preps the wood if you plan to seal it. See deck and fence cleaning.
  • Roof. Every two to three years, or when dark streaks show up. A roof always gets a soft wash, never pressure, through our roof cleaning and soft wash service.

Why hire a pro instead of renting a machine

You can rent a pressure washer for a flat concrete slab, and for a careful homeowner that can work fine. For siding, roofs, and decks, a pro is the smarter call. Too much pressure on the wrong surface gouges wood, strips paint, cracks vinyl, and blows shingles loose. Reaching a two-story wall means working at height, and a ladder plus a running washer plus slippery footing is how people get hurt. Owner Brian Johnson brings about 15 years of hands-on experience to reading each surface and picking the right pressure and cleaner for it. A local crew can do the whole house, driveway, and deck in a few hours instead of your whole weekend.
